New sites offer stake in premium Marlborough industrial park

Heavy demand is expected for 15 industrial lots for sale in a new business park on the edge of Blenheim, in a location optimising connectivity with other parks and key transport routes.

Conveniently nestled on the Marlborough town’s southwestern fringe, adjoining Omaka airfield and with excellent access to main arterial roads, Omaka Business Park is being developed to cater to the region’s strong demand for industrial-zoned land.

The lots now for sale range in size from 1,395 square metres to 4,135 square metres. They are being made available for purchase as part of the first two stages of the Omaka subdivision, which is being progressed by a respected Marlborough development and construction firm.

Design, build and lease options are available to buyers.

Bayleys Marlborough salesperson Michael Ryan says the freehold build-ready titles in the new subdivision are estimated to be issued in mid-2025.

“The sale of these lots presents an exclusive opportunity to take up what will be a prestigious address that is poised to become home to a dynamic cluster of business occupiers.

“This is a modern business park development, designed with an eye for high aesthetic appeal as well as core functionality – with professional landscaping, wide roads, pedestrian and cycle lanes, along with on-street parking.

“All required services will be available to the boundary at the time of settlement. Protective covenants will ensure the high quality of the subdivision during the development and future operation of the park,” Ryan said.

The industrial lots at Omaka Business Park, Aerodrome Road, Burleigh/Blenheim, are being offered for sale with asking prices from $640,000 + GST (if any) through Ryan and colleague Erika Williams of Bayleys Marlborough.

Williams says the newly designated Industrial 1-zoned land under the Marlborough District Plan provides a welcome opening for businesses seeking a base for a variety of industrial operations.

“The properties are ideal for light manufacturing, warehousing, engineering, service industries and trade-based businesses – particularly given their proximity to Blenheim’s town centre, other industrial and commercial precincts, and main arterial routes.

“Future business occupiers will benefit from excellent access to all Blenheim suburbs and transport links north to Picton and south to Riverlands, Christchurch and the rest of the South Island, including shipping routes,” Williams said.

The surrounding aerodrome precinct is home to a variety of aeronautical occupiers and related service and engineering businesses, as well as the Omaka Aviation Heritage Centre. The wider area, bordering the Wither Hills, contains numerous wineries as part of the world-renowned Marlborough wine district.

A range of amenities, including fuel stations, stock suppliers and business support services, are available within a 10-kilometre radius of the new Omaka Business Park. The site is also within a short drive of numerous cafes and restaurants in Burleigh, Redwoodtown Village, Springlands Shopping Centre and Westwood Business Park.
